Property expertise Media instinct A different kind of buyer advocacy
01 / The story behind Front Page
Two different worlds.
One shared vision.
When real estate agent and agency owner Lloyd Hillard wanted to start a buyers agency, he didn’t want to partner with another agent. He wanted a different perspective. Partnering with Alicia immediately made sense.
Because buying a property isn’t just about the number of bedrooms, the kitchen or the suburb. It’s about reading between the lines and uncovering what’s really happening.
Lloyd brings the property expertise. Alicia brings media, PR, research, storytelling and the instinct to ask questions, and to look beyond the pretty façade in front of you.
How we read a property
The questions we ask
about every property.
01.
What’s happened here before?
Past sales, renovations, permits and anything in the property’s history that affects its value.
02.
What’s happening around it?
Planned developments, zoning changes, infrastructure and what’s changing in the street.
03.
What isn’t immediately obvious?
Overlays, easements, title details and the issues a listing won’t mention.
04.
What should you really be asking?
The questions to take to the agent, your building inspector and your conveyancer.
02 / In your corner
A clearer picture.
A more considered purchase.
From the first conversation to the final decision, our focus is on what matters to you.
01 / Find
The right property.
For your story.
A focused search that starts with your brief, your lifestyle and your next chapter. We help you look past the noise and identify the properties worth your attention.
02 / Understand
Go beyond
the listing.
Consider the property’s history, its surroundings and the questions the campaign doesn’t answer. We help bring the details together and identify where specialist advice is needed.
03 / Secure
Keep perspective.
Buy with purpose.
Property assessment, negotiation and auction representation, shaped around your brief. A considered strategy to help you make a confident decision.

03 / The people behind the story
Property knowledge.
A questioning mind.
Different backgrounds. Complementary instincts. A shared belief that buyers deserve to see the whole picture.

The Front Page perspective
We don’t just look at property.
We read between the lines.
The headline might catch your eye. It’s the detail that helps you decide.
Our locations
Exceptional places.
A story of your own.
Luxury is personal. The right address brings together the home, the neighbourhood and the life you want to lead.
01 / By the bay
Bayside
Brighton & surrounds
From Brighton’s established streets to the coastal character of Hampton, Sandringham and Beaumaris, Bayside offers a distinctive balance of city connection and life by the water. We look beyond the address to understand the setting, the streetscape and how a home fits your everyday life.
02 / Along the coast
The Mornington Peninsula
Space. Coast. A different pace.
From Mount Eliza, Mornington and Mount Martha to the coastal villages further along the Peninsula, every pocket has its own character. Whether you’re seeking a permanent home or a coastal retreat, we help you consider the location as carefully as the property itself.
03 / In the city
Melbourne
Character, culture & connection
Heritage streets, contemporary residences and neighbourhoods with a rhythm of their own. Across Melbourne, we shape the search around what matters to you: the architecture, the amenity, the connections and the way you want to live.
Your lifestyle. Your location. Your next chapter.
04 / Your next move, thoughtfully made
From first conversation
to front door.
- Your brief. Tell us where you are, where you want to go and what a good purchase looks like for you.
- The search. We shape the search around your priorities and assess the opportunities that fit.
- The full story. We ask questions, examine the context and help you understand the next steps in due diligence.
- Your next chapter. We build a purchase strategy and represent your interests through negotiation or auction.
A few good questions
Before we
turn the page.
More from the property journal: how fees work, when a buyer’s agent is worth it and what to check beyond the listing.
What does a buyer’s advocate do?
A buyer’s advocate helps you find, assess and purchase property. The selling agent represents the seller; buyer advocacy provides support and representation for the buyer. We agree the scope of our role with you before getting started.
Can you help if I’ve already found a property?
Yes. Tell us about the property and where you are in the process. We can discuss support with assessment, negotiation or auction representation, depending on your needs.
Where do you work?
We work across Bayside, including Brighton and its surrounds, the Mornington Peninsula and Melbourne. Our search is shaped around your preferred location, lifestyle and property brief.
How are your fees structured?
We discuss your needs first, then outline the proposed service, fees and terms before you engage us. Start with a conversation so we can understand what you’re looking for.
Does your research replace specialist advice?
No. Building and pest inspections, conveyancing, legal advice and other specialist checks remain an important part of buying. We help identify questions to take to the relevant qualified professionals.
